Our Service
We are a property finder service and seek to provide you with all assistance necessary to successfully complete a purchase in Italy.

Our service covers:

• Verbal English/Italian language interpretation with the vendor and lawyers
• Assistance in arranging accommodation for use during inspection visits (you will pay only the cost of your chosen accommodation).
• Accompanied inspection visits to the property(s)
• Assistance in arranging surveys and engineering reports
• Visits to lawyers

There is no cost to you for the above service at any time. If you do not require any of the optional services (below), the only costs will entail

• the property purchase price
• your legal fees
• government taxes
• any engineering surveys and reports that you may wish to carry out

Optional Services

• Additional services include official translations of contracts, documentation and reports into your chosen language carried out by certified legal translators - if you deem this necessary. We will, nevertheless, at all times seek to explain documents to you clearly verbally. However, translation of documents is not expensive and could give you extra piece of mind. Typical costs are Euro 400 for all documents relating to a purchase. If we have existing contracts and documents that are already translated into your language (or just English) the expense is a nominal Euro 100 for personalisation to the details of your purchase.

• We can arrange pick-up and drop-off at stations and airports (prices available on request). We employ a professional transfer service that has a range of vehicles to suit all requirements and group sizes.

Accommodation
Options include

• self catering apartment or villa
• agriturismo (country B&B)
• hotel

Please enquire with us and we will be pleased to match you with your requirements. There is no fee for arranging accommodation, though you will be responsible for actual payment of the rental.

The Properties
As far as we are informed by vendors, we are generally able to confirm that all properties are:

• freehold
• have no unauthorised extensions or additions to the structure; or that any additions have received full, retrospective planning approval and are now legal
• ready for immediate purchase and possession unless otherwise stated
• a mortgage may be available subject to application and employment status

All the above and other necessary details of a legal and documentary nature relating to the structure and any land attached will be confirmed by the owner/agent when you are present. Your legal representative is also obliged to conduct enquiries once purchase has been agreed.

We will inform you of any changes in the status of the property(s) you have enquired about, whether it is sold or is no longer available. We hope you will visit the area soon, as properties may be sold during a short time. However, there are new properties coming onto the market continually and there may well be more properties to choose from at the time of your visit that may not be currently on our website.
